ROSEDALE

A LARGE VICTORIAN HOME IS TRANSFORMED INTO A MODERN MULTI UNIT DWELLING.

An awkward floor plan, uneven mismatched floors, strange powder room entrance and serious lack of coat closets lead to a renovation of a 1900 Rosedale Victorain home. Long ago this home was a four unit dwelling, but in its transformation back to a single family home it still contained 2 extra kitchens and an odd assortment of stairs.

The home was simplified, separated into distinct units, fire rated between units and restored where possible. In order to revive the buildings heritage while adding in modern conveniences, new mechanicals and smart home technology. Cracked floors were replaced with white oak, ceiling, trim and moulding details were carefully replicated and restored. In the grand front hall a sculptural stair was built to allow for a large coat closet and a hidden door was added to the the hall to contain a discrete entrance for the powder room. Each unit has its own distinct personality but maintains brightness, calm and tranquility.
